FENCING

You might be surprised to see which fences are and are not inspectable within the NSPIRE standards

FIRE DOORS

NSPIRE looks at these doors with a very critical eye and will require repair immediately

SMOKE DETECTORS

Within the NSPIRE, it will be common for an apartment to require 5, 6 or even 7 smoke detectors

GFCI

Several locations will now require protection by GFCI circuits

HANDRAILS

NSPIRE will require "reasonably grasped" rails on both steps and ramps

DRYER VENTS

Minor damaged can be worth upwards of 3 points per apartment

MOLD & MILDEW

Even just a little mildew can be cited during NSPIRE inspection

INFESTATION

Under NSPIRE, past evidence of insects can be worth points

GUARDRAIL

Some of your porches and patios will require protective railing

EXIT SIGNS

This is a potential capital improvement item

GRAFFITI

No longer a defect!!

OUTLETS & COVERS

This is a much more detailed inspection now

RETAINING WALLS

This standard is totally different than the old UPCS

EROSION

While still a defect, the point loss is drastically different

SHARP EDGES

With the new standards, this will be slightly less common

OVERGROWN VEGETATION

Nothing like the existing UPCS standard

KITCHEN VENTILATION

Not all vents will be inspectable

LITTER

Common but not very important

INTERIOR DOORS

This might surprise you

BATHROOM VENTILATION

Totally different than the kitchen ventilation standard

FLAMMABLE MATERIAL

Huge point losses for a commonly found issue

WATER HEATER - TPR VALVE

So many possible defects

FIRE EXTINGUISHER

Similar to UPCS, but not exactly

WINDOWS

At least one common defect isn't citable any longer

CABINETS

Includes bathroom, kitchen and laundry

GRAB BAR

Only inspectable if found within bathroom

PARKING LOT

Only a couple possible defects

CARBON MONOXIDE DETECTOR

DUMPSTER ENCLOSURE

This might surprise you

AUXILIARY LIGHTS

Not required but impactful if defective

GUTTERS

Several possible defects but most aren't "important"

LIGHT FIXTURES

These are required in certain rooms

Not much to be concerned with

Both good news and bad

HOUSEKEEPING

Lack of cleanliness can create nearly endless defects

Several Life Threatening defects
