Version 3.0.1

The NSPIRE is finalized and points calculated!! After 20+ years of using the UPCS (Uniform Physical Condition Standards), HUD/REAC has rolled out a new inspection protocol for affordable housing. It’s called NSPIRE (National Standards for Physical Inspection of Real Estate). The differences between UPCS and NSPIRE cannot be overstated. The changes are so wide-sweeping and compliance so costly, you must start planning immediately. In addition to reducing the number of “inspectable areas” from five to three, HUD has completely revamped nearly all the defect definitions with a new focus on resident safety – and you won’t believe the points assigned to some defects!!!

Pass or Fail? 30-Day or 24-Hour Repair? Find out with our book! Perfect for inspectors, landlords, housing authorities and more!  The NSPIRE-V (“V” is for voucher) inspection standards are a paradigm shift, marking a significant departure from the outdated HQS introduced in the 1970s. But no need to worry, our comprehensive guidebook provides a detailed understanding of these new and, at times, difficult to assess standards. Given the vast dissimilarity between the outgoing HQS standards and the substantial compliance expenses associated with the new regulations, it is crucial for all parties involved in the maintenance, management and ownership of affordable housing to fully comprehend what will cause our units to “Fail” inspection.
