Postponing a REAC Inspection

HUD released a memo outlining the justifications to postpone/delay your REAC inspection.

The acceptable grounds for requesting a delay:

  • Major Rehab: Major rehab is defined as recapitalization (i.e. refinance, LIHTC allocation, etc.) with a total cost of at least $15,000 per unit.  Most importantly, this request for postponement MUST be submitted PRIORto your notification by the REAC inspector for scheduling as HUD will not approve a request for delay after notification of inspection.

 

  • Presidential Disaster Declaration (PDD): The property is located in a city/county covered by the PDD during the period an inspector is attempting to schedule inspection.

 

  • Other Emergency:The property has sustained large scale damage such as fire, flooding, etc. To qualify at least 30% of units must be impacted during the period an inspector is attempting to schedule inspection.

 

  • HUD Approved Repair Plan:The property has a HUD approved repair plan as a result of a prior score (sub 60) and the plan covers the period an inspector is attempting to schedule inspection.
